Ennismore is bringing the Miami Beach hotel brand to the former Baglioni in South Kensington, with 67 rooms, a ground-floor restaurant still to be named and Miami’s Rose Bar in the basement.
Delano made its name on the seafront at Miami Beach. Ennismore is bringing the brand to 60 Hyde Park Gate, moments from Kensington Gardens, in the building that was the Baglioni. It announced a 67-room Delano London in October 2025 for late 2026, and the hotel’s own page now says only that it is coming soon. The basement will hold the London debut of Miami’s Rose Bar.
A Miami bar under South Kensington
The original Rose Bar is the late-night room at the Miami Beach hotel, and Ennismore plans the London version as a discreet basement bar meant for the hours after dark.
The ground floor will hold a restaurant from Ennismore’s own food and drink team. It will be one of the group’s existing concepts, arriving in London for the first time, and it has not yet been named.
An icon twice over
Delano opened in Miami Beach in 1947, and in 1995 it was remade there as a lifestyle hotel, a relaunch the brand treats as its second founding. Ennismore now runs the brand, with Cain holding a minority stake since 2024, and it has opened Delano hotels in Paris and Dubai. The Miami Beach original, announced with 171 rooms and four places to eat and drink, has since reopened, and Delano SoHo in New York was announced with 390 rooms and event spaces at the top of a 46-storey tower.
Ben Pundole joined Ennismore as the brand’s chief brand officer when the London hotel was announced. In London the group is working with two developers, Signature Developers and DCD Properties.
Closer to Paris than to Miami
At 67 rooms, London is the smallest of the three hotels announced together, and its nearest sibling is in Paris. Maison Delano Paris has 56 rooms in an 18th-century mansion in the 8th arrondissement, with Delano Café in the courtyard and a Presidential Suite that doubles as a room for private events. Ennismore describes the London design as a dialogue between contemporary minimalism and rich, textural warmth.
London has published nothing about event rooms yet. It lists no private spaces and no capacities, and its rooms page is password-protected.
Behind the scaffolding
Work inside the building began in the summer of 2025. The Victoria Road Area Residents’ Association reported that August that Accor had taken over the lease of the former Baglioni at the start of the year. The contractor, Clifford Devlin, was stripping out the interior while the outside looked unchanged. The same report expected the scaffolding to stay up until late 2027, when the hotel was due to open.
Two months later Ennismore gave late 2026. The hotel’s page now gives no date at all.
